Is anyone else who was part of the recent lawsuit getting space inspections 2-3 times a year? Ridiculous! Especially when it's over things like I have to put the charcoal bag INSIDE the bbq! Idiots.

Why is the so called lot inspector peeking over fences. Is there not enough in plain site for him to see? Like couches on decks etc etc. What a waste of our rent money.

I would think that the park owners would be smart enough to realize more homes would be filled in the park if the space rents were reasonable and people could actually sell/by a mobile home. Who can afford to buy a mobile home and pay $1800 or more in monthly space rent?? How are current residents expected to be able to sell a home if needed?

When we signed our rental agreement (not a lease) back in 1995, I remember reading that this land is leased and not owned by the scum park owners. AND that it expires fairly soon now, as I recall. Anyone know when this takes place and if we should be worried? Could be the reason why they seem to not care how many empty mobiles there are....

A CALL TO ARMS To Homeowners in Our War Against Prop. 98

GOLDEN STATE MANUFACTURED-HOME OWNERS LEAGUE (GSMOL)
volunteer homeowner advocate
Do you realize you are at WAR? Mobile/Manufactured-home Park owners have declared WAR against rent
control and in doing so; have declared war against YOU, their own “customer.” They have already spent
millions and will spend millions more in their quest to abolish rent control and other homeowner protections.
Whether we prove to be the ultimate casualties of this war will depend upon the outcome of the election on
June 3rd. I call upon you to act now to help preserve our way of life.
GSMOL’s long history of preserving rent control and other protections
Prop. 98 is not the first effort by MH Park owners to wipeout rent control. Two notable efforts failed at the
ballot box in 1996 (Proposition 199) and 2006 (Proposition 90). GSMOL, through its paid lobbyists at the State
Capitol, has also repeatedly blocked legislative attempts to abolish “mobilehome” rent control in California,
not to mention our vital role the past 45 years in getting new laws passed to protect homeowners, while
stopping bad legislation sponsored by Park owners. This year alone, GSMOL has already played a key role in
helping to kill three terrible Park owner sponsored bills that would have adversely affected rent control.
In 1996, Proposition 199 was deviously portrayed as a rent subsidy program for homeowners but the
underlying intent was to eradicate all local rent control ordinances. GSMOL, with the help of AARP and many
local homeowner coalitions, was successful in stopping that dangerous measure and, thereby, saved rent
control. Whether you live in a rent control jurisdiction or not, you have GSMOL to thank for your rents not
being MUCH higher. You likely would be paying at least a few thousand dollars more per year in rent if Prop.
199 had passed and there were no possibility of rent control today.
Today, we are facing the most significant threat to our lifestyle to date. Proposition 98, which we refer to as
the “hidden agendas scheme,” would not only strip rent protections from purchasers of our homes, greatly
depreciating home values and making it harder to sell at any price; it will likely remove zoning and other
homeowner protections (i.e. conversion ordinances), making it easier to shut down MH Parks entirely, without
fairly compensating homeowners. Prop. 98 will change the manufactured housing industry, as we know it,
making it a far less viable form of affordable housing. IT MUST BE DEFEATED! In addition to opposing
Prop. 98, it is equally important to support Prop. 99, which will void Prop. 98 if it receives even one more vote
than Prop. 98. Our hope is passage of Prop. 99 will resolve Eminent Domain concerns and help stop future
threats to rent control. What is preserving the value of your home and your way of life worth to you?
How Prop. 98 Will Likely Hurt YOU!
• Dramatic rent increases, whether you live in a rent control area or not
• Loss of Rent Control Ordinances and zoning protection
• Greater chance of your MH Park being shut down completely
• Loss of the value of your home and inability to sell for a fair price

I rent month to month under rent control and my rent still scares me. It's just a matter of time before push comes to shove and I can't afford to stay and won't be able to sell. Just had my house painted because of notice from the park. What a sock in the wallet! It looks very nice but at a premium price. Several neighbors also got notices to paint. I'm sure it's a hardship for many.

Just another way to suck you dry until you cannot afford to live in your own home. If your home won't sell and you can't afford it then guess who gets it.

Hi. Thanks for creating this blog for residents to express concerns. I live on Fountain Circle and my 10 and 12 year old grandsons come to visit me every other weekend. Last weekend one of them was playing in the park on Dellwood and said some 40ish-50ish year old man came out of his home on Bel Aire and flashed my grandson his penis. When the man opened his coat, a bottle of scotch fell to the ground which distracted the drunken sot and gave my grandson an opportunity to run.

The incident is being investigated but in the meantime I think people need to be alert and aware of suspicious activity on Bel Aire towards Westwood (near 144/146?)

hi my cousin lives in ur neighborhood, im not gonna say were, anyway, we were at the park, and we were hangin out chillin relaxn, and some dude kept going by in a white pt crusier, and then i stopped noticeing him cause i was watching the kids (i was there to take care of my little cousin) and i go back to sit down, and he goes bye again, only this time hes like really close and like licking the window or something as he goes bye, he was wearing like 1980s sunglasses, not aviators but thick rimmed ones, and he had his hair combed sorta like tom cruise, and he had this round stubby nose. whoever he is, you guys need to do something about him.

I wondering if we could somehow encourage residents in other Tatum/Kaplan owned parks to create blogs like this. We could share all of our park experiences...help educate others and see just what is going on in other parks. Imagine networking 15 to 20 parks by building blogs. I don't know if it would work or solve any of our problems but why not try. I'm sure it would drive the management crazy.

Isn't there some way that the residents could purchase the park? Force them to sell it to us? I think it's been done in other parks when the owners got as greedy as ours.

I'm sick of the water being turned off with out a notice. This is so unreal.
I pay all their so called space rent plus utillties every month on time and they still think they can contine to do what ever they think!

Will this make a DIFFERENCE....PROBABLY NOT !!

It appears to me like they think they have full control...

I think not...watch and learn!!!

I don't vote by slogan. But you alerted us to those propositions. So then I took the time to read them. And you were so right. And I voted.

"The Commons" And "Private Property"

What you earn should be regarded as your private property.

Surface area on the planet and other natural resources are not created by individuals; they should be regarded as the common inheritance of everybody.

It is one thing to be taken advantage of, but it is a worse thing to think it right.

A step toward a better future is to first think what is right. It is wrong for your earnings to be taxed. It is right for the site value of land to be taxed. The land itself should be regarded as the common property of everyone. Anyone who uses up a natural resource (that is, reducing the amount of commons available to the rest of the people) should pay into the general kitty the value of the natural resource, thus reimbursing the rest of us for that part being taken out from our commons.

So, the main tax revenue should be a tax on anything that reduces the amount of commons available to all. Oil taken from the ground, and large tracts of land held by individuals, should be heavily taxed. But the fruits of an individual's labor should not be taxed, because the only person with a right to that value is the person who created it.

"Value added" (by laboring) should not be taxed. But using up or occupying a raw limited natural resource should be taxed.

"When I Retire"

I would like to have one of those miniature houses that's eco-friendly. I'd buy a tiny plot of land somewhere and learn to live simply.

The typical houses people have are monstrous and they pay enormous amounts of money to banks in the form of interest just to have that place to live. It is unnecessary. We have been trained to waste our energy on things we don't need.

I say "When I retire" but maybe it really means "when I get around to it".

I too have been trained in the wasteful ways, and am caught in the rat race. (I have children to satisfy.) As a first step toward escaping from the wasteful ways, I am imagining how things should be ....

Hi fellow CDLago residents. I am tired of the gang activity.. what about you guys? I don't know how many times I see the police in here, (which is good) but why is crime running rampant in here? do we need a better security system at the entrance? The police helicopter has been rather busy the past couple of months above our park! :(

Taxes, related to Assessments:

I am visiting this website, thinking it might have a list of homes for sale in Casa Del Lago. With a list of space numbers where homes are for sale, one can more easily get a few flyers showing the asking price, and perhaps use that to show why my home should be Assessed at a lower rate for tax purposes.

It might be a useful feature at this website.

Any hints about how to document the actual sales prices would be even better, for anyone thinking of appealing the tax assessor's value of their own home in Casa Del Lago. An online photo of the sign on Club Drive that lists a low-end price of less than $8,000 would be handy too.

Also, a friend suggested calling up the realtors in the mobile home park magazine. I'll try that now.
